Next Steps

Prior to getting your home live

 

  1. Decide on a listing price based off of the comps and a listing date
  2. Sign the listing contracts - Examples are in this packet
  3. Schedule photos - All I need is 24 hours notice
  4. Prep home for photos - we talked about that today
  5. Have photos taken - lockbox and sign will be dropped off
  6. Put the key in the lock box
  7. Review the mls listing
  8. Get home live - showings will usually start the next day

What to expect with showings

 

  1. Try to always have the home ready to show - you never know when a showing request will come in
  2. Put any important items, valuable items, jewelry, firearms, money, etc, out of site. Maybe in a drawer, out of site behind items in a closet, or in a safe.
  3. You’ll receive 1 hour or 2 hour notice prior to a showing - Depends on how much time you need
  4. You will need to approve the showing if the home occupied - its important to approve showings and not try to reschedule them
  5. Be sure dogs are out of the house and yard...with you...if possible
  6. If there are cats that could run out the door, put a sign on the outside of the door.
  7. During the showing window you will need to leave the house
  8. It is okay to have overlapping showings
  9. If the buyer agent leaves feedback it will be shared with you

What to expect once you've accepted an offer

 

  1. Buyer turns in their earnest money usually within 3 business days (1% typically)
  2. Buyer schedules the inspection - usually takes about 3 hours or so
  3. A few days after the inspection the buyers agent will let me know what items they would you to fix and take care of
  4. We have a few days to let them know which items you will have addressed - this can/does involve negotiating
  5. A week or so after going under contract, they buyer orders the appraisal and the appraiser will come out - appraisal is usually completed and submitted to the lender within a couple weeks of the buyer ordering it
  6. The title company will ask you for your current mortgage holder's contact info and other details and they will order the payoff
  7. Once the appraisal is received by the buyers lender, and any conditions/requirements the lender needs completed, if any, in order to pass the appraisal, it will go through the lenders underwriting process which can take a few days.
  8. Once the Title company and lender balance their figures, and once they receive your payoff info for your mortgage, and once the buyer meets all the lending requirements and has submitted all the documents the lender needs, closing can happen within 3 business - but usually closing still takes place on the contracted closing date
